To move in, the full season's rent must be paid upfront, along with a statutory 1-month security deposit and the agency fee (1 month's rent + VAT).

Under the Urban Leases Act, charging the tenant an agency intermediation fee is legal for non-annual rentals; specifically, it is permitted for temporary residential rentals (non-vacation rentals), such as this one.
