If the season is paid for in advance: 3 monthly payments, 1 month’s rent, 1 month’s deposit and (1 month’s agency fee + VAT).

According to the Urban Lease Law, it is legal to charge the tenant an agency fee for leases that are not annual, provided that such fees may be charged for temporary residential rentals (not vacation rentals), as is the case here.
