To move in you must pay: 3 monthly payments, 1 month rent, 1 month deposit and 1 month agency fee (+ VAT).

According to the Urban Leasing Law, charging agency fees to the tenant is legal in non-annual rental contracts; it can be charged in temporary housing rentals, not holiday rentals, as is the case here.
