Upon move-in, a payment equivalent to three months' rent is required, which includes: one month's rent, one month's security deposit, and one month's agency fee plus VAT. According to the Urban Leases Law, it is legal to charge the tenant an agency fee for rentals that are not annual. This fee is permitted for short-term rentals of non-holiday properties, as is the case here.
