Move-in costs equal 3 months' worth of payments: 1 month's rent, 1 month's legal security deposit, and 1 month's agency fee (plus VAT).

Under the Urban Leases Act, charging the tenant an agency intermediation fee is legal for non-annual rentals—specifically for temporary residential rentals (non-vacation), as is the case here.
